UNDER OFFER – 10/1/19
Detached house featuring large open-plan living room/dining room/kitchen, 3 bedrooms, 1 bathroom and utility room. Workshop, with WC, and storage annex adjoining. Gardens to the back and front, with ample parking space. Level access from tarmac road.
The property is situated on the edge of a traditional, hill-side, Alto Alentejo village within the Sao Mamede Natural Park. The ground floor of the building was once the village shop, with an apartment above, and the workshop/annex space was for many years a small bar (and butcher’s and barber’s shop).
Extensive renovations, including a new roof, were carried out in 2013-14 by the current owners. The walls of the ground floor were insulated, with ‘dry-lining’, and a wood floor laid over insulation, helping to keep this room cooler in summer and warmer in winter. It is light and bright, benefitting from windows on all aspects, double patio doors, and high ceilings.
Upstairs the walls of the former kitchen/diner and separate sitting room of the apartment were reconfigured to give a large master bedroom and a spacious utility room. Two further bedrooms are currently used as a guest room and study. There is access to a loft space from the study room. The bathroom has a fully-tiled walk-in shower.
From the upper hallway there is a door to the south-facing terrace, above the workshop.
The ground floor of the house is heated by a large, efficient wood burner. Upstairs there are electric heaters, and the master bedroom has an air-conditioning cooling/heating unit.
The stone-walled garden at the rear of the house is planted with herbs and an assortment of flowering bushes and bulbs. There is a patio and outside-kitchen area, a garden tool shed and a raised terrace. To the front of the house the garden is completely enclosed, with fruit trees and rose-beds, and a wide, gated, driveway to the road.
Electricity, water and mains sewerage are all connected. Hot water is provided by a gas boiler unit in the utility room. All the main Portuguese telecoms companies provide 3G or 4G internet service in the village, and fibre is also an option with one of these.
The property is in excellent condition, and ready to move into, as a permanent home or for use as holiday home. The current owners are moving to take on a different type of property in the area.
The hill-top villages of Marvao and Castelo de Vide are only a few minutes drive from Porto da Espada, and the administrative and commercial town of Portalegre is close by. The popular river-beach and swimming pool complex at Portagem is just 5 mins drive away. There is a daily bus service (Mon-Fri) directly from the village to Portalegre, and from Portagem there is a 7-day-a-week bus service to Lisbon.
Porto da Espada has a small bakery, two café/restaurants, and a very active social committee which organises several events during the year, where everyone is welcome to join in.
The Sao Mamede Park is an area of beautiful rolling hills and valleys, perfect for walking and bird-watching. It has dozens of white-washed villages with a slow, traditional way of life, but within just a few kilometres there is easy access, on good roads, to large towns/cities in both Portugal and Spain.
